Letter of Map Revision, FEMA Flood Insurance Rate Maps (Effective January 17, 2013)

A Letter of Map Revision dated August 31, 2012, notified the City of Coronado of proposed flood hazard determinations affecting the Flood Insurance Rate Map and Flood Insurance Study report for the City. The 90-day appeal period -- initiated on September 19, 2012, when the Department of Homeland Security's Federal Emergency Management Agency published a notice of proposed Flood Hazard Determinations -- has elapsed.

FEMA received no valid requests for changes to the modified flood hazard information. Therefore, the modified flood hazard information for Coronado that became effective on January 17, 2013, remains valid and revises the Flood Insurance Rate Map and Flood Insurance Study reports that were in effect prior to that date.

FEMA will not be publishing or posting the Letter of Map Revision, leaving it up to the local agency to provide the revised map to its community. Included below in one document are:

Subject: FEMA Letter of Map Revision

Dear Residents and Owners:

This letter is to inform you that FEMA has finalized its Flood Insurance Rate Map, which was revised last August. The Flood Insurance Rate Map became effective on January 17, 2013.

Some Coronado Cays property owners were notified by their lender after the map revisions were released last year that they were required to obtain flood insurance as a result of FEMA's Letter of Map Revision. Previously, flood insurance may not have been required. The City of Coronado worked closely with FEMA officials to correct errors believed to have been mistakenly included in the map revision, particularly along the seawalls. These adjustments have been made.

FEMA has advised the City that Coronado is responsible for informing the community that the process has been closed and to disseminate the Letter of Map Revision. The City has copies of the revised maps available for public viewing at the Community Development counter at City Hall, 1825 Strand Way. A link has been posted to the City's website that includes the revised Flood Insurance Rate Map, as well as letters documenting the FEMA actions. Those property owners who were required to purchase flood insurance but are no longer identified on FEMA's Flood Insurance Rate Map as being in a flood zone may be entitled to seek a refund. Although FEMA has revised its flood maps, some property owners may still be required owners to purchase a flood insurance policy.
